House inspection tools - Moisture detection
and Thermal Imaging / Infrared equipment

FLIR BCAM Infrared camera

The infrared camera offers a non-invasive means of scanning large areas and entire ceilings, increasing the capacity to confirm the presence or absence of a defect.

The camera detects potential thermal temperature and/or moisture anomalies within an Imaged Area at the time of inspection and is invaluable in determining potential leaks, moisture ingression points, dew point problems, air leakages (heat loss) and insulation issues invisible to the naked eye.

Imaging is an exceptional tool in the detection process but in Building Thermography should not be used as evidential in isolation. The knowledge of actual Building Thermography requires experience and a professional approach.

In Building Thermography many factors have to be accounted for to eliminate possible false negative and positives:
  • Construction methods
  • Possible materials within the walls
  • Insulation variables
  • Patterns and shadows
  • Emissivity, distance
  • Weather conditions
  • Temperature fluctuation
  • Angles in the room
A knowledgeable Thermographer is another skilled tradesperson to be utilised in a weathertightness program.

T600 and T650 - Moisture detection tools

T600

The T600 is a professional hand-held instrument for rapid nondestructive measurement of sub-surface moisture content. By means of microwave technology it is possible to detect distributions of moisture content at a depth of up to 300mm.

Measurement of moisture content in materials using microwaves has been investigated extensively over the past 20 years. Moisture measurement using this technique is based upon the relatively high dielectric constant of water in comparison to the dielectric properties of other materials.

The dielectric constant of most solids, including building materials, is significantly smaller than that of water; being in the range 2…10 and most between 3 and 6. What is measured is therefore the difference between the dielectric constant of water and the dielectric constant of the building materials.  Because of the large differences between these values it is easy to detect the presence of even small quantities of water.

T650

The T650 is a professional hand-held instrument for fast, nondestructive determination of moisture content distributions in areas at a depth up to 40mm  from the surface.   (Dielectric)

Surveymaster Protimeter

Resistance Probe mode

The probe mode gives a moisture level value in wood and other building materials from pin electrodes or deep wall probes.  This shows on the LCD display to one decimal place in terms of wood moisture content equivalent.

Non Invasive Dielectric scanning mode

The non-invasive mode, which features a measuring range of up to 19mm, detects the presence of moisture beneath surfaces.  In this mode the meter employs radio frequency emissions (RfE) to measure moisture through most wall and floor coverings including ceramic tiles.  Moisture level values are shown on a digital display.

EH-1008

The EH-1008 is a quality designed optical Endoscope for diagnosing and locating moisture related problems in buildings, apartments and plumbing inspection etc.

Handheld and compact, endoscopes provide the user with an ideal instrument to look into confined or hard to reach places such as cavities, in behind walls or ceilings where problems such as mould and moisture are difficult to see with moisture meters or the human eye.

Carrel & Carrel C901

The Carrel & Carrel C901 is a self contained hand held resistance instrument that has small probes to diagnose moisture levels when inserted into the timber.
