The damage caused can be isolated/limited or systemic destructive and expensive.   Do not expect that all leaks or ingression taking place will be obvious (visible to the naked eye or smells) most of the time it is not.

COMPREHENSIVE  MOISTURE

A Pre–purchase comprehensive moisture inspection is performed on the building, utilizing a combination Inspection tools including Thermal Imaging .

The infrared camera is used to scan the all the walls and ceilings of the entire property, areas difficult to visually and randomly access to detect if any cooler areas - thermal anomalies are present and ascertain why, this involves a process of investigation and elimination. The thermal imagery  greatly assists with isolating moisture entry points and direction moisture may have traveled.  All highlighted (thermal anomalies) areas are investigated and moisture content readings taken on the interior with the non invasive Capacitance meters and Probe Resistance readings, and where assessable on the exterior with Microwave, Dielectric and Capacitance meters (depending on the cladding material) within these locations and common risk areas such as: deck to cladding junctions, roof flashing and gutter  junctions, windows and doors and all cladding penetrations etc,  to confirm or refute whether moisture is present at the time of inspection.

In conjunction with the thermal imagery interior scanning, extensive non invasive (Capacitance) and probe testing (Resistance) are also performed in selected risk areas of walls, around windows and doors at skirting’s in all rooms, around service rooms fittings (showers), where accessible and areas difficult for infrared assessment.

 

BASIC MOISTURE

All rooms have  non invasive (Capacitance) metering checking selected risk areas of walls, around windows and doors at skirting’s in all rooms, around service rooms fittings (showers) with probe testing (Resistance)  taken in the highest locations or suspect areas. All exterior penetrations,  common risk areas and visual defects are checked where accessible. Noting: there are depth limitations with capacitance readings.
